Located near the intersection of Proctor Road and Clark Road as they meet about a mile to the east of I-75, Eastlake in Sarasota is a gated community that recently celebrated 20 years of residential development. Eastlake was envisioned as a neighborhood that would attract smart home buyers looking to upgrade in terms of space and luxury; to this effect, most of the homes in this community offer more than 2,000 square feet of living space, and they are packed with features and extras that would command very high prices closer to Downtown Sarasota.
Although Eastlake is a fairly large subdivision, there are less than 100 single-family homes built on oversize lots, many of them surrounded by lush forest preserves, lakes and ponds. The two main builders of Eastlake properties completed custom and spec homes for initial clients until 2004, which translated into substantial real estate diversity. Eastlake is not a cookie cutter, tract housing neighborhood; the architectural styles include Modern, Tuscan and Mediterranean; many homes have their own swimming pools, gourmet kitchens, extra dens, garden tubs, and even three-car garages.
In early 2018, a four-bedroom home with a lot measuring nearly 10,500 square feet was priced at $390K, which is considerably less than a similar property located in the subdivisions located west of I-75. Homeowners in Eastlake tend to hold on to their properties; home buyers are urged to place their bids as soon as a new listing is available since not many properties come on the market as fast as house hunters would like.
There is an important aspect of life at Eastlake that should be of interest to property investors: the surrounding area is growing very fast. New shopping centers anchored by Publix supermarkets have opened in recent years, and new communities are undergoing development as families are attracted by the proximity to public schools and the Twin Lakes athletics complex; moreover, the beaches of Siesta Key are close enough to visit every weekend.
