Some of the best real estate in Sarasota County can be found just to the east of I-75. Paddocks in Sarasota is a large residential community that was originally planned as an equestrian neighborhood; however, these plans changed in the early 1980s. These days, Paddocks is a collection of subdivisions where homeowners can enjoy nature and lots of space.
Even though Paddocks is only a few miles away from Downtown Sarasota, the neighborhood evokes a feeling of living in the countryside. There are 227 single-family homes spread across various subdivisions. The home sites and properties are larger than what you may find to the west of I-75; most lots measure at least a quarter of an acre and living spaces are typically larger than 2,000 square feet.
Even though development of the Paddocks started in the 1980s, only a few Florida ranch-style homes remain. The predominant style of architecture is Mediterranean, and many of the properties have been upgraded and remodeled over the years. The Paddocks subdivisions appeal to families who wish to grow and prosper in their chosen neighborhood; as a result, listings do not come on the market as often as prospective buyers may like.
An early 2016 Paddocks listing gives an idea of pricing: a five-bedroom and three-bathroom Mediterranean estate with a large swimming pool, fireplace, Florida room, and yard with a pond was listed under $374K, which is a very reasonable price for a property with so many features.
Residents of Paddocks can find suburban comforts across from I-75, which is located just a short drive away. There are shopping centers along Cattlemen Road; for even more shopping, dining and entertainment, University Town Center and Main Street at Lakewood Ranch are the closest options. Driving to Downtown Sarasota and to the beaches takes less than 30 minutes.
