Waterfront Living at the Pointe at Mariners Cove in Cortez

Some of the priciest and most in-demand properties in Southwest Florida are located along the Gulf of Mexico coastline.  This is not quite the case with The Pointe at Mariner’s Cove, a low-rise waterfront condominium that offers great residential units at reasonable prices.

Mariner’s Cove is located at the northwest tip of the peninsula that makes up the Village of Cortez in Manatee County.  The building sits in front of a canal that is adjacent to Anna Maria Sound, just north of the Cortez Road causeway that connects the Bradenton Beach barrier island with the Florida mainland. This is a very quiet and discreet section of Cortez that features gated communities, private docks and protected seaside parks.

Since the Anna Maria Sound is part of the Intracoastal Waterway, quite a few residents at Mariner’s Cove are avid boaters who keep their watercraft moored in their private docks.  Unlike the high-rise condominium towers that dot the Longboat and Siesta Key shorelines, Mariner’s Cove consists of six separate two-story buildings that hold a total of 24 units.

The uspcale units at Mariner’s Cove are larger than your typical waterfront condominium in Southwest Florida; they range between 2,300 to 2,750 square feet.  A four-bedroom and three-bathroom unit measuring 2,393 square feet was recently listed for $589K.  Even though there are only 24 units at Mariner’s Cove, the real estate activity here is fairly high; prospective buyers will find a couple of available listings at any given time.

The community amenities in this condominium include a heated swimming pool, an outdoor lounge area with a hot tub, a tennis court, and the rights to a boat slip at a nearby marina.  Each unit offers sweeping views of the water and Anna Maria Island; from their balconies, residents can enjoy not only great vistas of the ocean and pretty sunsets but also marine life such as dolphins and manatees.

Residents of Mariner’s Cove are never far from shopping, dining and entertainment: Bradenton Beach and the tourist section of the Village of Cortez are just five minutes away, and South Bradenton is just a few miles to the east.
