There is more to Nokomis than just family-friendly beaches, seafood restaurants and marinas. Nokomis is home to fabulous gated communities, lush public parks and even a historic district that enjoys plenty of Old Florida charm. East Nokomis is a small district where many homes have been entered into the Sarasota County Register of Historic Places; in fact, a quarter of all historic homes in the county are located here, and some of them enter the market from time to time.
When Nokomis was initially platted in 1917, the town square was located along two streets just east of the Tamiami Trail. A few modern buildings on Pocono Trail and Colonia Lane, which used to be the town’s post office and commercial bank, have been transformed into restaurants, cafes, theaters, and antique shops, but they retain the original architectural style. Many of the homes in East Nokomis date back to the first quarter of the 20th century, which means that they still feature the Spanish Colonial and Mediterranean Revival designs that were popular at the time.
Some of the homes in East Nokomis are modest while others are spectacular. A four-bedroom mansion sold for $2.1 million in April 2024, but an even more historic listing with four bedrooms, two full bathrooms and a large backyard sold for just $361K. You can also find lots ready for development starting around $175K. Some of the properties in East Nokomis have appeared on remodeling television shows such as “Before and After” on HGTV. Latest pricing will be found below if there is inventory.
There is more than just architectural history to enjoy in East Nokomis. Being located near the Tamiami Trail has many advantages in terms of shopping and entertainment: seafood restaurants, boutiques, diving shops, and convenience stores are within walking distance. The beach is less than two miles away, and visiting Nokomis Public Park and the Pocono Trail Preserve is something you can do on a daily basis without even having to drive. Large shopping centers anchored by Publix supermarkets can be found in nearby Venice or just a few minutes north in the Laurel district.
