The Sarasota County real estate market has more to offer than gated communities, waterfront condos, and residential golf communities. Things are different in the southeastern districts of the county; this is where homesites tend to be significantly larger, prices are more reasonable, and where you can find unique neighborhoods such as North Port Charlotte Estates.
Located along the southern boundaries of the Myakka River State Park, North Port Charlotte Estates is an equestrian neighborhood where many properties are built on 10 acres of land. While quite a few homeowners in this community keep horses and enjoy riding the numerous riding trails within, other properties have been transformed into countryside estates complete with lavish pools and sundecks.
North Port Charlotte Estates was established in the late 1980s as a private equestrian community complete with its own nature preserve, the Myakkahatchee Creek Environmental Park, which is managed by the county parks and recreation division. Unlike similar communities in Southwest Florida, this one is not subject to deed restrictions or homeowners association fees. There are still a few construction-ready lots available in 2022, and they range from three acres in the southern section to 10 acres in the area closer to Myakka River Park.
Homes in this community are built in various styles, the most common being Florida ranches and American Craftsman homes. All properties offer floor plans with more than 1,700 square feet of living space, and prices vary according to the land, location, and features. When compared to most current listings across Sarasota County, you generally get a lot more home for your dollar in this neighborhood; for example, a three-bedroom home with two full bathrooms and an impressive barn featuring nine stables plus a separate horse tack workshop was listed for less than $700K in June 2022. This country estate is connected to Myakkahatchee Creek Park by a horse riding trail.
The pristine Florida nature of North Port Charlotte Estates provides plenty of seclusion. Residents who live closer to I-75 do not have to drive far to the new Publix supermarket and pharmacy at Price Crossing plaza along Toledo Blade Boulevard, where you can also find restaurants, pubs, cafes, and other commercial establishments. The Historic Downtown Venice district is about 16 miles west, which makes weekend trips to the beach easier to plan.
