Real estate trends can be difficult to predict, and they often start when home buyers rediscover a single neighborhood for various reasons. In Sarasota, the Arlington Park subdivision has always had every right to become a trendy neighborhood, but this did not happen until late 2018.

Arlington Park Sarasota runs from Bahia Vista Drive south to Webber Street, and from the Tamiami Trail east to Tuttle Avenue. This large community of single-family residences dates back to 1920, but it did not experience widespread development until the 1950s and 1960s, when a significant period of economic prosperity resulted in the building of quite a few Florida ranches and Sarasota Modern homes.

For many decades, Arlington Park has been a sleepy, middle-class community that did not enjoy the prestige of “West of the Trail” addresses. Suddenly, architectural nostalgia has made this neighborhood a hot real estate ticket, prospective buyers are no longer as interested in gated communities where Mediterranean revival homes all look the same, and they are rediscovering the Old Florida charm of Arlington Park.

Custom home builders and renovation contractors have been very busy with Arlington Park projects in recent months. This is a place where a three bedroom Florida ranch with two bathrooms and 1,193 square feet of living space was listed under $400K in late 2024 (latest pricing for Arlington Park Sarasota will be found below if there is inventory). Aside from Florida ranches and a few cottages, buyers seem to be focused on Modern styles from the Sarasota School of Architecture, which has been enjoying a renaissance in recent years. The advantage of Arlington Park is that it is a large subdivision with active sales, and this makes it ideal for house hunters.

Arlington Park is only a few blocks south of the arts and cultural district of Downtown Sarasota; in fact, residents who live closer to Bahia Vista Street on the north can walk to the Sarasota Museum of Art. Nearby suburban comforts include an aquatic complex, the Saba Plaza shopping center, the Publix supermarket at Bay Street, Chipotle, Starbucks, and more. Driving to Siesta Key Beach takes about 15 minutes.
