In April 2018, urban planners and residential developers in Manatee County gathered to discuss the real estate future of Parrish. Among some of the topics reviewed at that meeting, the inevitable business growth of the area was brought up, including a river port and the potential expansion of online retail giant Amazon. Something that was made clear in that meeting was that development of new residential communities needs to be accomplished in ways to attract moderate income families while keeping density low, and Aviary Rutland Ranch clearly fits into these plans.
Aviary Rutland Ranch is a new gated community just south of what is shaping up to be the new downtown district of Parrish, just east of the intersection between Rutland Road and Highway 301; its initial phase is being developed by two builders with an established track record in Southwest Florida, and it is already shaping up to become one of the most attractive neighborhoods you can find just outside of Bradenton. Between Adams Homes and Highland Homes, you have more than a dozen floor plans to choose from, and they range between 1,300 and 3,141 square feet of living space. The three-bedroom and two-bathroom models are one-story models, but you also have two-story floor plans with up to five bedrooms, 3.5 bathrooms, and a three-car garage.
The architectural style at Aviary is a modern version of the Mediterranean revival design that is common across Bradenton and Sarasota, but the builders are including nice extras such as small porches, granite countertops, cathedral ceilings, and various elevations to match the preference of prospective buyers. You will not have to worry about the cookie-cutter effect at Aviary because the developers are mixing up their models and elevations.
The Phase I amenities under construction at Aviary include a resort-style swimming pool with clubhouse plus a playground. Pickleball and basketball courts will be completed over the next few months, and nature trails around the lakes and nature preserves will follow along with green spaces for picnics. Aviary is perfect for families because it is very close to attractions such as the Parrish YMCA, the Florida Railroad Museum and its historic train ride for children, Beker State Park, and more. For shopping, you have a Dollar General just blocks away from the gate, and the Publix supermarket at Silver Leaf is just down the road. Downtown Bradenton is about 15 minutes away, and you are close enough to Anna Maria Island for weekend trips to the beach.
The best part about Aviary is probably the sales prices as of August 2024. Three-bedroom homes were listed at under $400K. If you have time to wait for a new construction plan, you can customize the elevation and interior details starting around $500K.
