The Fruitville district of Sarasota is the kind of place where home buyers can find one of the most pleasant suburban atmospheres in Florida, particularly the section located east of I-75. By virtue of being close to the Myakka River State Park, Fruitville offers more green spaces and less population density while still being just a short drive from Downtown Sarasota and the beaches; plus, it is also close to Lakewood Ranch and the University Town Center shopping district. It is in Fruitville where you can find Hidden Creek in Sarasota, a nice gated community that started construction in 2018.
As its name suggests, Hidden Creek is tucked away in a secluded spot just north of Fruitville Road. Similar to other prestigious communities in the area, Hidden Creek is buffered by large greenbelt spaces that provide privacy and keep noise levels down. Developer M/I Homes has set aside some of the 90 acres of the community as nature preserves for the enjoyment of residents and guests; these sections can be explored by means of walking trails.
The 170 homes at Hidden Creek include attached villas and single-family residences with floor plans ranging between 1,475 and 3,000 square feet of living space. All properties have been completed in 2019 and 2020, which means that they are covered by the builder’s warranty issued by M/I Homes. In order to avoid a cookie-cutter effect in the neighborhood, the developer uses three distinct elevations inspired by Caribbean, Tuscan, and American Craftsman architectural styles.
Pricing in this community starts around $375K for a three-bedroom home with two full bathrooms and a two-car garage. The larger homes with up to five bedrooms and two levels are typically priced at more than $500K. There are various lakes around the neighborhood, which means that dozens of properties enjoy water views. The community recreation center features a pavilion, picnic area, a playground, and a multipurpose sports field. The quarterly homeowners association fees are very reasonable.
Hidden Creek is close to many opportunities for shopping, entertainment, and education. Aside from Sarasota public schools, the Fruitville district is also home to the Classic Academy and the Military Academy Prep School. Two membership golf courses are within a 10-minute drive, and you also have parks such as Celery Fields and the Nathan Benderson Aquatic Complex. A new waterfront town center in nearby Lakewood Ranch will be completed soon, and there are various shopping centers such as University Corner and Sarasota Crossings in proximity.
