Today I attended a meeting at my Keller Williams office where the guest speaker was Jimmy Stewart of Schroeder-Manatee Ranch (SMR). I took away a lot of great Real Estate information about Lakewood Ranch and the direction it is heading.

Here are my notes:

In 2011 Lakewood Ranch was #2 in the state of Florida with 391 new home sales. The Villages was #1.
From January through August 2012 there have been 397 new homes sales & 251 re-sales.
Currently (September 18th) there are only 115 houses for sale in Lakewood Ranch.
There were originally 352 home sites in Country Club East – there are only 19 left.
Lakewood Ranch will be opening a new section in Country Club East called Haddington which will open up 76 home sites.
Belleisle is getting ready to open Phase 3 – there will be 47 lots available.
There have been talks about opening a Golf Clubhouse in Country Club East in 2014.
Beginning stages of a new gated community located N of 70 and East of Pope Road. 281 home sites are tentatively planned with prices ranges between $350k to $450k. Breaking ground Fall of 2013?
As of Today there are 214 homes under construction.
Esplanade as of today has 85 home sales since opening in January. I helped them sell house # 85!
16 builders in Lakewood Ranch.
Central Park has had 137 sales YTD.
The Lake Club has 24 builder contracts right now and plenty of lots to build on.
Last year the difference in price between a new construction and a re-sale was about 10%. According to Jimmy, today there is only a 2% premium on a new home vs. a re-sale.

He also shared information that has been discussed regarding new construction, new communities, additional development of areas like Belleisle and more.
