Rosedale Expansion in Bradenton Florida & Real Estate

When developers and Manatee County commissioners sat down to agree on a plan to expand the Rosedale Golf and Country Club property in Bradenton, they briefly considered the idea of adding nine more holes for players to enjoy.  One quick look at market demand in the area made them change their opinion: they needed more home sites.

Site preparation at Rosedale began in July to accommodate 475 future home sites that will be located just west of Lakewood Ranch High School.  Like many other communities near Lakewood Ranch and other areas of Southwest Florida, Rosedale is being considered by prospective new residents as an ideal community.

The expansion comes at a time when only 22 of the existing 650 home sites at Rosedale are on the market, according to a July report published in the Bradenton Herald.  Current residents are welcoming the expansion since it stands to spread out the costs of the country club and make them more affordable, not to mention to mention the appreciation of their property values.

Rosedale has been around a little longer than Lakewood Ranch, and this expansion has been considered in the past, but the housing slowdown of a few years ago forced developers to put their plans on the back burner.  Now that Southwest Florida is one of the hottest housing markets, developers are revisiting communities like Rosedale.

Construction of model homes is taking place now and could be ready for showing by the end of the year.  Developers are planning to allow different site builders to make Rosedale more attractive to new residents.  Floor plans are expected to start around 1,700 square feet, and the architectural design will probably mirror the combination Mediterranean and island home style that has become a staple of Lakewood Ranch and Southwest Florida.

Rosedale is a gated community and the expansion will add a new gate on 44th Avenue.  This means that the lucky new residents will have easy access to Greyson’s, Smoothie King, Publix at Lakewood Walk, and more.
