Of all regional housing markets in Florida, Southwest Florida is one of the most satisfying for all parties involved. Cortez is a tiny village that is rich with Florida history. It has served as the ideal backdrop for Hollywood filmmakers wishing to portray the quintessential Florida ambiance in movies like Great Expectations, Out of Time and Palmetto. The fishing legacy of Cortez accounted for its long-running prosperity and quality of life, although the town’s main industry these days is real estate and tourism.
The Village of Cortez is located at the westernmost tip of Manatee County. It is the last piece of mainland Florida you pass on the way to Bradenton Beach and the barrier islands of Anna Maria and Longboat Key. Cortez encompasses all the natural beauty of the Florida Gulf Coast in just five square miles, and its real estate reflects the efforts by developers to preserve nature and to make the village attractive to those looking for exclusive homes.
In the case of the home recently purchased in the Cove Sound Yacht Club, its open floor plan allows residents to enjoy the sweeping water vistas from many angles. The neighborhood is a boater’s paradise. Located right on the Intracoastal Waterway at marker 50, Cove Sound is an enclosed harbor that offers maximum protection against hurricanes. Many homes have their own boat slip, and the marina offers additional moorings with lengths up to 50 feet. Most homes have private swimming pools, the marina has a tennis court, and the Village of Cortez is ripe for exploring by foot, bike or canoe. A few shops, restaurants and art galleries are within walking distance, but the City of Bradenton and all its suburban comforts are just a short drive away.
