There are three ways to drive into the Historic Downtown Venice district and to its gorgeous beaches. From Nokomis, you drive south on the Tamiami Trail; from the east, you cut across the Venice Avenue bridge; from the south you drive across the US 41 bypass road, which is also a bridge. The reason such a large area of Venice only has three access points is because this section is actually an island defined by the Intracoastal Waterway and the Gulf of Mexico.

Venice Island starts with the main beach in the north all the way down to Caspersen Beach until it merges into Manasota Key. This island also happens to be the most desirable housing market in the southern part of Sarasota County; unlike Siesta Key to the north, the beaches here are not as crowded, and the population density is considerably lower.

Real estate opportunities on Venice Island range from a couple of beachfront condos, a few gated communities, and a handful of subdivisions that are close to the beach or to the historic district. With a golf course, an airport, the waterway, a golf course, numerous parks, miles of beaches, marinas, and even a small nature preserve around the Red Lake lagoon, everything you need to enjoy life can be found on Venice Island, and you do not even have to visit the mainland.

With regard to the kind of real estate opportunities you can find on Venice Island, they include elegant waterfront mansions with private docking space by the Intracoastal and Old Florida duplexes in front of the beach. You can also find single-family homes on quiet streets just blocks away from the historic district, and condominium units with sweeping views of the ocean at The Esplanade. As can be expected, listings on Venice Island tend to be above the median price for the area, but it is not unusual to find bargains posted by motivated sellers from time to time.
