What does “AS IS” mean? | Real Estate

I have clients here in Sarasota that are selling their previous home in California.  They have their home on the market and received an offer.  The problem they ran into was they thought their listing agreement had the home listed “as is”  and it was not listed that way.  I bring this up because in today’s market there are a lot of homes listed “as is”.  “AS IS” means that you are taking the home in it’s current condition.  In any home buying scenario I HIGHLY RECOMMEND my clients having a home inspection done.  A certified home inspector will thoroughly go through the home and give you a detailed list of any issues that there may be.  In an “as is” contract, you still have the right to a home inspection and if for any reason the home doesn’t meet your standards you can cancel the contract.  The issue with my client above is they do not want to make any repairs to the home.  They have already taken a loss on their home due to the declining market.  Whether you are selling or buying a home talk to your Realtor about the “as is” contract.
